01 · Roofs we work on
Flat, metal, shingle or coated.
Flat and low-slope
TPO, EPDM and modified bitumen: the single-ply and rolled systems on most commercial flat roofs. Installed, repaired and replaced.
Metal roofs
Metal roofs on shops, warehouses and outbuildings, installed and repaired, including the fasteners and seams where they usually start to leak.
Shingles
Shingle roofs on churches, offices, apartment buildings and HOA communities.
Roof coatings
A coating over a sound flat or metal roof seals it and can add years before it needs replacing. We'll tell you whether yours is a candidate.
02 · Who we work for
Small buildings to whole communities.
We roof small retail shops and offices, churches, warehouses, multi-family buildings and HOAs. Some jobs are one roof. An HOA or an apartment community can be dozens of them.
The start is the same as on a house: we get on the roof, take photos of what we find, and tell you what it needs and what it doesn't. If you're comparing bids or planning a budget, the photos show you why.
03 · What we do
Fix it, keep it up, or replace it.
Plenty of commercial roofs only need a repair, or a coating and a maintenance plan. We'll tell you which yours is.
- Repairs
- We trace the leak to where water is getting in, which on a flat roof is often a seam, a drain, or the flashing around a rooftop unit, and fix that.
- Maintenance plans
- Your roof on a schedule of checkups and upkeep, so small problems like open seams and clogged drains get fixed before they reach the inside.
- Replacement
- When a roof is past repair, we replace it with a new system suited to the building, and walk you through the options first.
04 · Repair or replace?
Signs your flat roof needs work.
Flat roofs fail slowly, then all at once. These are the things we look for.
Usually a repair or coating
- One leak at a seam, drain or rooftop unit
- A few blisters or open seams
- Worn flashing at the edges or walls
- A roof that's dry underneath
Usually a replacement
- Leaks in more than one place
- Water that sits on the roof for days after rain
- Wet or crushed insulation under the membrane
- Patches on top of patches
05 · Questions
What building owners ask us.
Do you do commercial work, or just houses?
Both. Most of our work is homes, and we also roof shops, offices, churches, warehouses, multi-family buildings and HOAs.
Which flat roof systems do you install?
TPO, EPDM and modified bitumen. We'll recommend one for your building and tell you why.
Can a coating save my roof?
Sometimes. A coating works on a roof that's still sound and dry underneath. If water has gotten into the insulation, a coating just seals the problem in, and we'll tell you so.
Do you offer maintenance plans?
Yes. Call and we'll talk through what your building needs.
Do you work with HOAs?
Yes. Call and we'll talk through what your community needs.
Who pulls the permit?
We do. If the job needs a permit, we pull it for you.
Are you insured?
Yes. We carry liability insurance and workers' comp.
