Westerville's '70s and '80s homes, and its hail.
Westerville had golf-ball-size hail as recently as 2023, and most of its houses are on at least their second roof by now.
The typical Westerville home was built in 1982. The 1970s were the city's biggest decade for houses, and more than 4 in 10 went up in the '70s and '80s. Those homes are on their second roof by now, and a replacement done in the early 2000s is about 20 years old: the age when shingles start to crack and lose their granules.
Uptown, around Otterbein, is the oldest part of town, and about 1 in 15 Westerville homes was built before 1940. Older houses bring chimneys, steeper roofs and sometimes two layers of shingles that both have to come off.
Westerville gets hail. On July 24, 2023, hail 1.75 inches across, the size of a golf ball, fell just northwest of town. On March 22, 2026, hail 1.5 inches across fell half a mile west. Do I need a permit for a new roof in Westerville?
Not for the shingles. The City of Westerville lists replacing roof shingles, repairing or replacing roof sheathing, replacing siding, and replacing gutters and downspouts among the jobs that don't need a permit. Replacing rafters or trusses does. When a permit is needed, we pull it for you.
I live Uptown. Is it different?
Yes. The city requires a building permit and a zoning certificate for any exterior work in the Uptown District, a roof included. We'll handle both before work starts.
How do I know if hail damaged my roof?
From the ground, look for dents in gutters, downspouts and metal vents, and granules piling up below the downspouts. The damage to the shingles themselves is hard to see from below. That's what the inspection is for, and we'll show you photos either way.
